There is a widening gap between Grade A / prime offices and the rest, as occupiers demand the very best quality space along with ESG compliance. Without investment, offices are at risk of becoming stranded assets.

Prime supply is running out. Five of the Big 6 markets (Bristol, Birmingham, Edinburgh, Glasgow and Leeds) currently have less than one year of Prime supply based on average (Savills 2023).
