Grainhouse, designed by Barr Gazetas Ltd, is a multi-award-winning scheme that involved the intricate stitching together of five distinct buildings into one seamless whole. The project was a creative and technical challenge which demonstrates the potential for complex historic buildings to be transformed into flexible, light-filled spaces that more than meet the needs of 21st Century occupiers.
The building provides 67,000 sq. ft of prime office space across five floors, outdoor terraces with stunning views of London, top of the range end of trip amenities, retail and restaurant spaces and the new European headquarters for the project client, Hines.
Health and wellbeing are a major focus of the design. Occupants have access to a communal landscaped terrace with native plant species and nest boxes, 15,000 square feet of onsite retail including a restaurant, and spacious accommodation for secure bicycle storage, and extensive shower and locker facilities.
Grainhouse was designed to be highly energy efficient and fossil-free with air source heat pumps, and aims to reduce operational carbon through a variety of measures, as well as successfully reducing the embodied carbon on site by retaining as much of the original structure and materials as possible. The building has achieved BREEAM Excellent, and WELL Platinum certification.
